Description
The University of Arkansas is soliciting Statements of Qualifications from general contractors and architects for the fit-out of approximately 15,600 square feet of first-floor shell space within the Institute for Integrative and Innovative Research. The completed facility will support at least 15 principal investigators and include Bioenergetics and Imaging Core facilities, three BSL-2 cell culture suites with six Class II A2 biological safety cabinets, student office and collaboration space, specialized storage, and associated laboratory infrastructure. The contractor scope includes guaranteed maximum price and fast-track management, pre-construction services, subcontractor selection, demolition, scheduling, cost and change-order control, project coordination, BIM, closeout, and warranty services. The architectural scope includes programming, feasibility assessments, interior design, graphics and wayfinding, schematic design, design development, construction documents, construction administration, BIM, and project closeout. Work will occur in an active research environment that remains operational, requiring protection of ongoing research, continuity of building operations, and minimized disruption. Respondents must provide licensure information, relevant recent laboratory and occupied-campus project experience, bonding capacity or professional liability coverage as applicable, workload information, sustainability and commissioning experience, and owner references. The estimated maximum total project cost is $15.5 million.
