Description
Cook County is soliciting qualifications from a Construction Manager at Risk (CMAR) for three elevator upgrade and modernization projects: the Cook County Criminal Courts Administration Building, Cook County Criminal Courts Building, and Cook County Domestic Violence Courthouse. The scope includes preconstruction design coordination, constructability reviews, cost estimating, value engineering, scheduling and phasing, logistics and safety planning, GMP development, procurement and management of trade subcontractors, construction management, quality control, commissioning, closeout, warranty support, and related building modifications needed to meet current codes and ADA requirements. The work will be performed in occupied courthouse facilities and must maintain facility operations through coordinated phasing. The selected CMAR will provide services across three independent design and GMP packages, collaborate with the design team, manage construction through completion, and support elevator and related building-system upgrades. The anticipated construction period is from the second quarter of 2027 through the fourth quarter of 2030. The solicitation establishes MBE/WBE participation goals, including 20% MBE and 10% WBE for construction and 20% M/WBE for professional services.
