Description

The Trustees of The California State University are seeking statements of qualifications from prequalified construction managers at risk for a two-phase project involving preconstruction services and, if authorized, construction services. The project will construct a new interior egress stair connecting Levels 01 through 04 of the University Library and address fire and life safety deficiencies in an occupied facility. The scope includes structural demolition and modifications, a two-hour-rated stair enclosure, architectural finishes, skylight work, mechanical, electrical, plumbing, fire alarm and fire sprinkler modifications, roof replacement and seismic expansion-joint replacement, additional roof drainage, flooring replacement, and construction of a single-occupancy restroom and lactation room. Work must be phased to maintain library operations, with substantial work planned during the third shift. The delivery method is Construction Manager at Risk, with separate preconstruction and construction-phase contracts. The selected construction manager will provide constructability review, cost estimating, value engineering, scheduling, trade-contractor prequalification and bidding, quality assurance, project coordination, and construction administration, and must submit a guaranteed maximum price proposal. The guaranteed maximum contract cost is $23,185,000, construction duration is 485 calendar days, a California Class B contractor license is required, and the contractor must subcontract at least three percent of the project to Disabled Veteran Business Enterprise firms. Respondents must be prequalified with the Trustees and submit five paper copies and one PDF copy of the statement of qualifications.
