Description
LEAD Public Schools is soliciting a Construction Manager at Risk/General Contractor team for the redevelopment of its Metroplex campus in Nashville. The scope includes active preconstruction leadership during design; constructability and value-engineering reviews; estimating; scheduling and logistics; competitive procurement and leveling of major trade packages; coordination of mechanical, electrical, plumbing, and fire-protection design-build partners; and preparation of a transparent, open-book Guaranteed Maximum Price (GMP). The selected contractor must provide both fixed-fee and percentage-based preconstruction pricing alternatives and complete the required construction-phase commercial pricing in Exhibit B. Subject to LEAD's approval and negotiation of the GMP, the contractor may provide construction services for renovation of Buildings A and B into a K-5 academic facility, offices, professional-development and community spaces, cafeteria and kitchen areas, associated site and civil work, accessibility, life-safety, structural, roofing, and building-envelope improvements, a covered outdoor basketball court/pavilion, and a covered connection between the buildings. The proposal must address coordination with a separately procured demolition/early-work contractor, provide comparable project experience and references, identify key personnel and MEP/FP partners, and include insurance, bonding-capacity, licensing, and required certifications. The project materials identify a $1,000,000 kitchen build-out allowance within the project budget and GMP.
