The U.S. Army Corps of Engineers is seeking a lessor to provide approximately 800 gross square feet, with a minimum of 694 net square feet, of fully serviced office space within the city limits of Manhattan, Kansas. The contemplated lease is for up to five years and requires 24-hour access, parking for four government vehicles plus adequate privately owned vehicle parking, communications infrastructure, exterior access, and compliance with accessibility, fire protection, life-safety, environmental, and security requirements. The lessor must provide a turnkey space, including any required design, tenant improvements, construction, utilities, HVAC, maintenance, repairs, insurance, high-speed internet and telephone connections to demarcation points, trash removal, janitorial services, landscaping, snow and ice removal, pest control, signage, and security systems. Required security features include video intercom entry control and an offline CCTV/network video recording system. Offers must include the completed USACE Form 1364 rent proposal, an executed and initialed lease proposal package, and evidence of ownership or control of the offered property.
