Description
The City seeks a Construction Manager at Risk (CMAR) to provide preconstruction services and construct a new approximately 12,000-square-foot fire station. The facility is planned to include staff living, working, and sleeping areas; three pull-through apparatus bays; utilities; sitework improvements; and associated work. The solicitation includes design documents and proposed CMAR agreement and general conditions. The estimated budget for all work, including alternates, is $8.7 million, and the estimated construction duration is 365 calendar days, subject to adjustment based on the CMAR’s recommendations. The CMAR will provide cost estimating, constructability review, value engineering, project scheduling, and other preconstruction support, then manage construction under a guaranteed maximum price arrangement. The proposal requires company and team qualifications, project experience, references, technical approach and quality assurance information, current workload and schedules, cost proposals for preconstruction services and general conditions, and a CMAR fee. A security bond or other financial security is required with the proposal unless the proposer submits a cashier’s or certified check; performance and payment bonds are required after the guaranteed maximum price is established.
