Description
The Department of Veterans Affairs is soliciting a fully serviced lease for a Community Based Outpatient Clinic in Twin Falls, Idaho. The requirement is for 15,000 to 18,000 ANSI/BOMA Occupant Area square feet, with rentable space not exceeding 20,250 square feet, 50 secured and lighted surface parking spaces, and a contiguous, accessible facility suitable for outpatient medical care. The lease term is 20 years, with 10 years firm and Government termination rights after the firm term. The successful lessor must design and construct the tenant improvements and provide the building shell, site improvements, utilities, fire and life-safety systems, seismic compliance, physical security, telecommunications infrastructure, audio/visual systems, and medical-clinic support spaces. The lessor must also provide ongoing building maintenance, grounds maintenance, snow removal, pest control, waste and recycling services, and comprehensive janitorial services for the clinic. Initial offers must include the required lease, pricing, technical, ownership, financial, design, construction schedule, qualifications, past-performance, seismic, fire/life-safety, and environmental submissions. Amendment No. 1 changes the initial-offer deadline to October 27, 2026, requires acknowledgment of the amendment with the initial offer, updates the solicitation number to 36C24W26R0017, and revises the negotiation and past-performance questionnaire instructions.
