Description
Winthrop University and the Winthrop University Real Estate Foundation are seeking market input on potential redevelopment of an approximately 15.27-acre campus-edge property. The university is exploring market-supported development concepts, including multifamily residential and neighborhood-serving retail, with possible flexible commercial or innovation-oriented space and phased implementation. A long-term ground lease is anticipated as the preferred transaction structure, though other partnership approaches may be considered. Respondents are asked to address development vision and highest and best use; alignment with university and community objectives; program, scale, and phasing; development-team and commercial structures; financing and feasibility; public participation and approvals; and infrastructure, parking, operations, and end-of-term treatment. This is an information-gathering RFI only: it will not result in a contract award, and the university may use responses to shape a future competitive procurement or take no further action. Responses are limited to 25 pages.
