Description
Hudson County Schools of Technology is soliciting sealed bids for a lease agreement under which the successful bidder will obtain antenna placement and outdoor equipment space on an 80-foot communications tower at One High Tech Way, Secaucus, New Jersey. The bidder will provide all labor, equipment, services, facilities, permits, and approvals necessary to install, operate, maintain, and eventually remove its communications equipment, including cellular antennas, microwave dishes, appurtenances, utilities, and related ground facilities. The initial lease term is five years, with three additional five-year renewal terms. The minimum initial rental is $5,000 per month, or $60,000 annually, with three-percent annual increases. Bidders must submit the prescribed bid forms and supporting affidavits, references, financial information, equipment certification, business-registration proof, insurance documentation, consent of surety, and a bid guaranty equal to 10% of the total bid amount based on the first five-year lease period, capped at $20,000. The successful bidder must provide a performance bond or qualifying letter of credit for the total contract price and maintain specified liability, automobile, property-damage, and workers' compensation coverage.
