Description
The City of Dania Beach, Florida, through its Community Redevelopment Agency (CRA), is requesting Letters of Interest (LOI) from qualified real estate developers for the development of vacant property clusters located at 701-711 SW 12th Ave (Project A) and 115-125 Phippen-Waiters Rd (Project B). Project A consists of three residential parcels zoned for single-family or duplex, with potential for rezoning to higher density uses like townhomes or condominiums. Project B comprises six parcels, with three zoned for single-family, duplex, or multi-family, and three zoned for mixed-use development including commercial and residential uses. Developers are encouraged to consider provisions of the Florida Live Local Act. The City emphasizes its commitment to redevelopment that preserves Dania Beach's unique character while fostering sustainable growth and addressing housing affordability. Respondents must demonstrate business structure, key personnel qualifications, relevant development and operational experience, financial capacity, and provide a list of lawsuits within the past five years. Submissions must also include an estimated project cost, required licenses, a description of the proposed development with a projected timeline, and conceptual designs. The City reserves the right to negotiate with the most highly qualified respondent.
