Description
The City of Palm Coast is seeking a development partner to deliver an approximately 95-room nationally branded upscale select-service or lifestyle select-service hotel on up to 7.793 acres of City-owned property in the State Road 100 Community Redevelopment Area. Potential brands include Courtyard by Marriott, Hyatt Place, Caption by Hyatt, Tempo by Hilton, and similar concepts. The project is expected to include food and beverage offerings and may include a full-service restaurant, rooftop lounge, meeting and event space, and flexible indoor/outdoor gathering areas. The selected development team will be expected to demonstrate comparable hotel development experience, financial capacity, organizational ability, conceptual vision, and anticipated public benefits and economic impact. The City will negotiate development terms with the highest-ranked respondent and may consider land donations, entitlement and right-of-way assistance, and CRA tax-increment reimbursements, subject to negotiation and approval. Respondents must submit a proposal, required forms, a Developer Financial Capability Form, Addendum 1 if issued, and references through the City's procurement portal.
