Description
Clemson University seeks a contractor to provide comprehensive maintenance and preventive maintenance for approximately 170 passenger elevators, freight elevators, handicapped lifts, mechanical lifts, and related equipment throughout the campus. The scope includes inspections, examinations, lubrication, testing, cleaning, adjustments, repairs, parts replacement, emergency call-back service, reporting, maintenance records, compliance with applicable codes and ANSI standards, dedicated trained mechanics, 24/7 emergency dispatch, specified response times, engineering support, spare parts and tools, and an automated maintenance management system with internet-accessible records. The contract also includes camera and text-based monitoring capabilities using Clemson's required MAD MosaicONE environment, with the ability to provide 24-hour monitoring services. Clemson may separately authorize elevator renewal, renovation, and modernization projects, including standardized evaluation scenarios for hydraulic and traction equipment. Offerors must submit a technical proposal and completed price schedule, with pricing covering maintenance, monitoring, additional labor, parts markup, and project-work scenarios. The initial term is one year with up to four additional one-year renewals, for a maximum term of five years.
