The U.S. Army Corps of Engineers is seeking a lessor to provide approximately 916 usable square feet of commercial retail or office space within a one-quarter-mile radius of 7755 Magnolia Beach Road in Denham Springs, Louisiana, ZIP Code 70726. The space must provide unrestricted access, a secondary egress, designated parking for three government vehicles 24 hours per day, seven days per week, additional parking within four blocks, prominent signage, and compatibility with surrounding businesses. The lessor must provide daytime janitorial services and maintain the premises, utilities, building systems, life-safety systems, HVAC, accessibility features, and other lease requirements. The opportunity includes substantial construction and security requirements for an Armed Forces Career Center, including architectural and engineering drawings, permits, tenant improvements, video intercom entry control, CCTV/NVR systems, communications infrastructure, fire and security equipment, signage, flooring, finishes, and a certificate of occupancy.
