Description
The City of Columbus is procuring a roof maintenance service contract covering approximately 93 City buildings with bituminous, shingle, metal, EPDM, TPO, PVC, and other roofing systems. The contractor must be certified to work on Soprema and Garland roofs and will perform annual preventive maintenance inspections, clear and repair drains and gutters, address metal details, pitch pans, membranes, flashings, pipes, rooftop equipment, shingles, algae, moss, and debris, and coordinate larger repairs with the City. The contractor must also provide deficiency maps, scopes of work, photo reports, drone photos and video, and upload roof reports to the City's Asset Planner system. The proposal must address the contractor's understanding of the work, project challenges, personnel and project-manager qualifications, similar-project experience, past performance, project tasks and schedule, cost-containment experience, and environmentally preferable approaches. The City will negotiate compensation with the selected contractor; no fee proposal is due with the initial response. The solicitation identifies a $500,000 budget and requires a compressed, secure, non-password-protected PDF proposal submitted through Bonfire, with a maximum of 20 pages excluding the Proposal Signature Form.
