Description
The Commonwealth of Pennsylvania, through the Department of General Services, is soliciting proposals for a lease of approximately 14,000–16,100 square feet of office and warehouse space in Luzerne County for the Department of Revenue. The requirements cover separate Lottery and Audits operations, including approximately 10,000–11,500 square feet for Lottery and 4,000–4,600 square feet for Audits. The space must include office areas, warehouse and stock rooms, secured ticket and storage areas, training and conference rooms, technology rooms, restrooms, parking, loading facilities, garage bays, ADA-accessible entrances, security and card-access systems, telecommunications infrastructure, and emergency power. The requested lease is for an initial ten-year term with two five-year renewal options. Proposers must provide a full-service lease proposal and a lease-only proposal including water and sewer, along with required leasing forms, site-control documentation, an area map, construction schedule, drawings, photographs, and other property information. The lessor will be responsible for applicable construction or renovations, janitorial services, maintenance, snow and ice removal, pest control, landscaping, recycling, building systems, and required insurance and compliance obligations.
