Description
The National Park Service seeks a contractor to rehabilitate the lodge, eight cabins, a garage, two outbuildings, and a water-well structure for employee housing. Work includes roof and foundation repairs, structural upgrades, exterior log repairs, historic window and door work, pest exclusion, building utility upgrades, fire suppression, and preservation work. Site improvements include parking, access-road maintenance, and pathway connections. The project also includes design, permitting, and construction of a new water distribution system, sewer system with lift station and mains, buried telecommunications, and underground power, with connections to nearby services. The solicitation is a total small-business set-aside and will result in one firm-fixed-price contract using a best-value tradeoff. The performance period varies by options exercised: 303 days for the base scope, 669 days for the base plus up to six options, or 1,034 days for the base plus seven or more options. The contractor must self-perform at least 15% of the total contract value. The proposal requires separate technical and price PDF files; the technical volume includes technical approach, project experience, schedule, and past performance, while the business and price volume includes the price schedule, bid bond, representations and certifications, references, and other specified items.
