Description
The Dooly County School System is requesting sealed proposals from qualified, licensed, and insured contractors for the exterior rehabilitation of the historic County Training School, formerly known as Vienna High and Industrial School. The project requires preservation-sensitive work on the building envelope and site, including a historically compatible standing-seam metal roof; roof-decking and structural repairs; rehabilitation of porches and covered walkways; repair or approved replacement of 22 historic windows; commercial-grade entrance doors; repair of gables, fascia, soffits, trim, and brick masonry; ADA accessibility improvements; handrails and guardrails; exterior LED lighting, electrical, security, and access-control components; gutters, downspouts, drainage, sidewalks, ramps, concrete, and landscaping. The contractor must furnish supervision, labor, materials, equipment, demolition, disposal, installation, coordination, cleanup, and related services for a complete project. Historic materials and character-defining features must be preserved where feasible, and proposed materials, colors, profiles, mockups, and samples may require approval. Proposals must include base and alternate pricing, unit prices for concealed conditions, a project approach and schedule, qualifications and at least three comparable references, proposed subcontractors, a Local Participation Plan, roofing and window approaches, warranty information, proof of insurance, bonding capacity, required affidavits and certifications, and an authorized signature. The solicitation also requests documented good-faith efforts to involve qualified local contractors, subcontractors, suppliers, and tradespersons.
