Description
The U.S. Department of Veterans Affairs is soliciting proposals for a fully serviced 20-year lease, including a 10-year firm term, for a Veterans Recovery Center in Las Vegas, Nevada. The requirement is for 23,721 to 27,280 ANSI/BOMA Occupant Area square feet of contiguous medical-clinic space, with 90 to 120 parking spaces, including 25 reserved for VA use and five accessible spaces. The facility must support outpatient mental-health and primary-care functions, with extensive room, circulation, accessibility, fire-life-safety, seismic, telecommunications, HVAC, plumbing, energy-efficiency, and security requirements. Tenant improvements include a $250-per-ABOA-square-foot allowance, and the lessor must design, construct, operate, maintain, and provide janitorial services for the facility. VRF HVAC systems are prohibited, and the space must provide at least 9-foot finished ceilings, six-foot patient corridors, appropriate elevator and stretcher access, and Facility Security Level II countermeasures. Offers are due by October 30, 2026, at 4:30 p.m. Pacific Time. The proposal package must include the prescribed lease and cost forms, ownership and financing evidence, zoning and property documentation, floor plans, parking and amenities information, fire-protection and life-safety materials, seismic compliance evidence, energy-efficiency documentation, past-performance information, broker-project materials, and other conditional technical submittals. Proposals must be submitted by email as PDF attachments to the designated recipient.
