The Department of Veterans Affairs is soliciting proposals for a fully serviced lease of 3,844 to 5,189 ANSI/BOMA Occupant Area square feet of contiguous clinical office space for a Vet Center. The selected lessor must provide a modern, accessible facility with 20 secured surface parking spaces, utilities, janitorial services, high-speed internet Wi-Fi, cable service, and ongoing building and systems maintenance. The lease term is 20 years, with 10 years firm and Government termination rights after the firm term with at least 180 days' notice. The lessor must design and complete tenant improvements and security-related improvements, including offices, group therapy rooms, reception, restrooms, kitchen and support areas, telecommunications cabling, access control, video surveillance, intrusion detection, duress alarms, nurse-call systems, sound isolation, signage, and related building systems. The offer must include the required lease proposal and cost forms, ownership and financing documentation, floor plans, construction and security pricing, seismic and life-safety documentation, relevant environmental documentation when applicable, and technical submissions addressing facility, site, past performance, and experience. The tenant improvement allowance is $312 per ABOA square foot. The solicitation is a total small-business set-aside.
