The U.S. Army Corps of Engineers is soliciting offers for approximately 3,827 usable square feet of commercial retail or office space for an Armed Forces Career Center. The offered space must include a secondary egress, parking for 11 government vehicles available 24 hours a day, seven days a week, additional employee and customer parking within four blocks, prominent signage, and compatibility with surrounding businesses. The lease includes daytime janitorial services, utilities, maintenance, and other property services. The lessor is responsible for required alterations, construction and security improvements, permits, architectural and engineering drawings, accessibility, HVAC and building systems, fire and life-safety features, communications infrastructure, video intercom entry control, CCTV/NVR systems, signage, and obtaining a certificate of occupancy. Offers must include a completed Rental Proposal Worksheet, proof of active SAM.gov registration including an active CAGE code, and the existing floor plan. The anticipated lease is negotiated for five years, but the Government retains termination rights and generally does not consider five-year firm terms. The solicitation evaluates location, compliance with construction and security requirements, completeness, cost, and qualitative suitability for the mission.
