The U.S. Army Corps of Engineers is soliciting offers for approximately 1,140 usable square feet of commercial retail or office space within a one-quarter-mile radius of 7970 Jefferson Highway in Baton Rouge, Louisiana, ZIP Code 70809. The space must provide a secondary egress, parking for three government vehicles at all times, additional parking for employees and customers within four blocks, prominent signage, and compatibility with surrounding businesses. The lessor must provide janitorial services and maintain the premises, utilities, building systems, fire and life-safety systems, HVAC, accessibility features, and other lease requirements. The scope includes tenant improvements and security-related construction, including architectural and engineering drawings, a certificate of occupancy, compliant doors and exits, video intercom entry control, CCTV/NVR systems, communications infrastructure, signage, lighting, finishes, and related equipment. Offers must include a completed Rental Proposal Worksheet, proof of active SAM.gov registration including an active CAGE code, and the existing floor plan. The lease is generally negotiated for five years but includes government termination rights; the solicitation states that firm five-year terms are generally not considered. The solicitation package includes the lease, general clauses, construction and security specifications, janitorial specifications, the Rental Proposal Worksheet, and SAM registration instructions.
