The Washington State Department of Enterprise Services, on behalf of the Washington Office of the State Auditor, is conducting a market search for approximately 2,200 BOMA rentable square feet of existing, code-compliant, enclosed, conditioned office space in Benton County. The proposed facility must include plumbing, power, lighting, and sufficient infrastructure to support agency operations, with space adaptable to the agency's program and layout requirements. The agency requires a minimum five-year lease and may consider optional terms of up to ten years, with desired occupancy on February 29, 2028. The space allocation includes work areas for 12 users and approximately 940 square feet of program-specific space, including a reception area, conference/training and meeting spaces, a wellness room, coffee-bar-style breakroom, IT cabinet, storage/copier space, and two ADA-compliant restrooms. Audit managers and assistant audit managers require enclosed offices, and additional touchdown spaces are needed. Proposals must address the specified Benton County area boundaries, building characteristics, applicable Washington State Energy Code requirements, prevailing-wage obligations where applicable, and proof of ownership before lease drafting.
