Description
The City of North Olmsted seeks qualifications from professional real estate development firms and master building teams to redevelop the former Pine, Maple, and Chestnut school sites. Respondents may propose on one site or submit an integrated proposal for two or all three. The City anticipates residential development, including single-family homes, townhomes, villas, or other housing types; mixed-use concepts with ground-floor commercial or professional uses are also invited for the Chestnut site. The City expects to rezone the sites to its Planned Development District to allow flexible development plans. Submissions must include an executive summary, site-specific project vision and conceptual plan, team qualifications and personnel, financial capacity and a pro forma, past performance, and a refundable $5,000 good-faith deposit for each site proposed. The package is limited to 20 pages, excluding administrative forms, and must include four hard copies and one unified digital PDF. The RFQ lists January 22, 2027, as the submission deadline, but a later section gives a conflicting deadline of February 20, 2026, at 2:00 p.m.; the deadline should be confirmed with the City. The document also describes voluntary information sessions, guided site tours, and a question deadline.
