The Olympic Peninsula YMCA is requesting proposals for financial feasibility consulting for the proposed Joe Rantz Youth Housing and Family Resource Center, a co-located youth housing and family resource campus. The consultant will review existing planning materials; refine the capital development budget; develop campus-wide and program-level operating pro formas; evaluate capital and operating funding sources; model partner contributions and shared services; and perform scenario, sensitivity, phasing, sustainability, and risk analyses. Required deliverables include a work plan and data request, assumptions memorandum, refined capital budget, 10-year operating pro forma (with five-year models for specified later-phase programs), revenue feasibility analysis, partner contribution model, scenario and sensitivity analysis, final financial feasibility report, editable Excel financial model, and presentation materials. Proposals must include relevant experience, key staff, at least three project examples, approach and work plan, fee proposal, at least three references, conflict-of-interest disclosure, and one redacted sample work product. The anticipated engagement runs from November 25, 2026, through March 30, 2027, with a final report anticipated by March 20, 2027.
