The Washington State Department of Enterprise Services, on behalf of the Department of Children, Youth, and Families, is seeking approximately 9,412 BOMA rentable square feet of office space in Snohomish County. The proposed facility must be existing, enclosed, conditioned, code-compliant space with plumbing, power, and lighting, and must support the agency's program layout and operational needs. The space allocation includes offices and workstations plus client-facing and program-specific areas such as a lobby, interview rooms, visitation rooms, storage, conference rooms, a wellness/family room, a children's room, and client shower/laundry facilities. A minimum five-year lease term is required, with optional proposals for terms of up to ten years. Locations within the City of Monroe may receive preference. Advantageous features include approximately 21 parking stalls, two dual-head Level 2 electric-vehicle chargers, public transportation access, freeway access, location outside the 100-year floodplain, low energy use intensity, and compliance with Washington State energy-code requirements. The lessor must provide proof of control before lease documents are drafted, and applicable prevailing-wage requirements apply to project work.
