Description
Middletown Township seeks professional consulting services for a comprehensive feasibility study and long-term operating plan for Middletown Country Club, a municipally owned recreational facility with a golf course, clubhouse, dining and food-service operations, banquet and event facilities, golf shop, former swimming pool, and related amenities. The consultant will assess existing operations, staffing, marketing, customer participation, financial performance, facilities, infrastructure, contracts, risks, and applicable legal or deed restrictions. The work will evaluate continued private management, direct Township operation, public-private partnerships, and other operating models; develop a 10-year financial pro forma and prioritized capital improvement and funding plan; assess banquet and event facilities and the former pool area; conduct market, comparative, and community-needs analyses; and engage stakeholders and community members. Deliverables include a recommended long-term operating and management model, financial models, a prioritized capital investment schedule, an implementation roadmap, supporting materials, and presentations to Township boards. The current management agreement with Agro Golf expires at the end of 2028, making this a planning effort intended to guide the facility's future operation and management.
