The City of Defiance, Ohio is seeking proposals from qualified developers for the redevelopment of the historic 1918 Campus, a former school building and gymnasium, located in downtown Defiance. The redevelopment aims to create vibrancy and a strong presence at the southern gateway of the district. The campus, listed on the National Register of Historic Places, is situated on 3.3 acres and is zoned for mixed-use development, including potential for residential, commercial/office space, and an event center. The project is located within Community Reinvestment Area (CRA) 3, offering tax abatement incentives, and is also within the Defiance Outdoor Refreshment Area (DORA) and Downtown Revitalization District (DRD). Proposals should detail the development team's experience, financial stability, development concepts, and a proposed schedule, with a goal of completion within two years of the agreement. The 1918 building, approximately 112,000 square feet, is proposed to be repurposed into a mixed-use building with a facility management office, co-working spaces, and a coffee shop/eatery on the first floor. The second and third floors can be divided into residential units. The gymnasium is proposed to be converted into a convention and event center with flexible meeting spaces. The City encourages developers to visit the site and submit proposals by April 30, 2024.
