Description
The Department of Veterans Affairs is seeking a fully serviced lease for 2,107–2,844 ABOA square feet of contiguous office space, with no more than 2,987 rentable square feet. The space is for a Vet Center outstation and must include 20 exclusive-use surface parking spaces that are secured and illuminated. The lessor must provide utilities, janitorial services, basic cable, guest high-speed Wi-Fi, and security monitoring and maintenance. The lessor is also responsible for designing and building tenant improvements to meet the agency’s detailed room, finish, accessibility, telecommunications, and operational requirements. Security work includes access control, video surveillance, intrusion detection, and duress alarms. The lease term is 20 years, with a 10-year firm term and government termination rights thereafter; the RLP also describes a 20-year term with a 5-year firm term in the attached lease template, so the firm-term duration is inconsistent across the package.
