Description
New York State Parks is soliciting proposals for a concession lease covering the improvement, maintenance, historic preservation, management, and operation of the Gideon Putnam Hotel and Conference Center at Saratoga Spa State Park. The five-story, 124-room hotel includes event and meeting spaces, a fitness center, a full-service restaurant and bar, and associated facilities. The selected lessee must provide sustainable lodging and dining services, operate the restaurant, maintain high-quality customer service, and manage the premises at its sole cost and expense. The proposal must address business and financial plans, operations and maintenance, marketing, capital improvements, historic-preservation compliance, staffing, relevant experience, financial capacity, references, and bonding or other financial security. The minimum capital investment is $5,000,000, minimum rent is 3.5% of gross receipts, and the lessee must spend at least 2% of annual gross receipts on repairs, refurbishment, and maintenance. The base lease term is 10 years, with a proposed total term of up to 40 years. Three printed copies and one flash drive are required; electronic-only submissions are not accepted.
