Liberty Township is seeking a qualified Construction Manager at Risk to provide pre-construction and construction services for the renovation and modernization of Fire Department Station #322. The scope includes bathroom modernization, living-quarter improvements, wellness-facility enhancements, flooring replacement, and interior remodeling and reconfiguration. The station is expected to remain operational during portions of the work, requiring phased renovation and continued emergency-response operations. Pre-construction services include budgeting, estimating, scheduling, constructability review, phasing recommendations, value engineering, and bidding assistance. Construction services will follow negotiation of a Guaranteed Maximum Price. Respondents must demonstrate relevant fire-station or municipal-remodel experience in Ohio within the last five years, provide at least three public-sector references for similar completed projects within the last five years, identify key personnel, describe their CMAR and GMP track record, and document capacity to provide 100% performance and payment bonds. The estimated total construction cost is $1,400,000; construction is anticipated to begin in March 2027 and reach targeted completion in July 2028.
