Description
Public Works and Government Services Canada is seeking information from interested property owners, agents, or mandataries regarding existing facilities, mixed-use properties, or vacant-land development opportunities capable of providing approximately 3,549 usable square metres of contiguous office space, 19,123 usable square metres of contiguous warehouse space, and at least 251 exclusive parking spaces in Ottawa or Gatineau. The proposed facility must support substantial clear-height warehouse areas, an industrial concrete slab, four enclosed double loading docks, heavy-truck circulation and staging, contiguous operational areas, 24/7 operations, and temporary peak staffing of approximately 660 people. The lease-purchase term is approximately 20 years and is expected to commence on or about November 1, 2031. Responses must provide ownership evidence; municipal address and property identification; mapping, site and building plans or a conceptual development plan; information on easements and other encumbrances; topographic information; National Capital Commission requirements; utility and infrastructure details; zoning and planning information; environmental and floodplain documentation; and known development or operational constraints. A Phase I environmental site assessment is required, with Phase II and/or III reports requested where available. Agents or mandataries must include an authorization letter from the property owner. This is an expression-of-interest and information-gathering process, not a tender or request for proposal, and it does not guarantee a future lease or solicitation. If a future tender results, property owners would need a valid Reliability-level security clearance before lease award.
