Description
The Town of Stanton seeks a Construction Manager as Constructor (CMc) to provide preconstruction and construction-phase services for a downtown redevelopment project. Responsibilities include design coordination, constructability reviews, estimating, value engineering, scheduling, competitive trade procurement, subcontractor management, construction supervision, cost and schedule controls, reporting, and closeout. The CMc will submit an open-book Guaranteed Maximum Price (GMP) proposal for Town approval; construction scope and final budget remain subject to design and approval. A preliminary capital allocation of approximately $3 million is identified, but it is not a final construction budget or GMP. Proposals should demonstrate comparable CMc experience, financial and bonding capacity, relevant project outcomes, qualified project staff, management approach, references, claims and conflicts, and proposed fees. The selected CMc must provide payment and performance bonds equal to 100% of the approved GMP. The solicitation includes a drug-free workplace affidavit and certifications concerning boycotts of Israel and Iran divestment.
