Description
The Michigan State Land Bank Authority seeks qualified developers to propose a concept and vision for returning the approximately 0.39-acre former Bob’s Marathon commercial gas station and service center to productive use. The property is zoned B-1 General Business and is located at a signalized intersection in Grand Ledge. New construction for retail, restaurant, medical, office, personal services, or similar uses is required, with preference for projects that provide taxable value and benefit nearby schools and the broader community. The selected developer will negotiate a purchase/development agreement and proceed with the proposed development. Submissions must address the proposed vision and concept, development team, financial capacity, relevant real estate development experience, build-out and compliance with applicable city standards, and proposed purchase price. Respondents must account for environmental due-care obligations because the property is classified as an MCL 324.20101 facility and is transferred as-is with all faults. The submission must include the required cover sheet and certifications; the cover sheet must be the first page, and electronic files are limited to 15 MB each.
