Description
The General Services Administration is soliciting proposals for a fully serviced lease of 17,480 to 18,354 ANSI/BOMA Occupant Area square feet of contiguous hangar and related space for the Drug Enforcement Administration. The facility must accommodate at least five aircraft, including fixed-wing and rotary-wing aircraft, and support aircraft repairs inside the hangar. Requirements include a motorized hangar door with a minimum clear opening of 85 feet wide by 27 feet high, four secured and illuminated government parking spaces within 250 feet, 24/7 access, and compliance with Facility Security Level II requirements. The lessor must provide the building shell, tenant improvements, security improvements, utilities, maintenance, janitorial services, fire and life-safety compliance, structured cabling, and integrated access-control, video-surveillance, and intrusion-detection systems. The lease term is 20 years, including a 15-year firm term, with government termination rights after the firm term. The initial offer must include the required lease proposal and cost forms, property and ownership documentation, floor plans, applicable fire-protection, seismic, environmental, energy, security, and broker-commission materials, and an executed commission agreement where applicable.
