Description
The Town of Schroon is seeking a qualified management company to lease, operate, manage, maintain, and improve its nine-hole municipal golf course and clubhouse. The selected company will assume responsibility for daily business functions, course maintenance, clubhouse and pro shop operations, online reservations, staffing, marketing, food and beverage services, permits and licenses, routine maintenance, emergency repairs, equipment replacement, and insurance. Proposals must include a guaranteed minimum annual base rent, a triple-net operating model, tiered gross-revenue sharing, and a detailed capital improvement plan covering the first 36 months, with proof of capital available for the proposed investments. An optional proposal may cover operation of the on-property winter rope tow ski and sledding hill. The initial lease term is proposed at five to ten years, with the selected management company receiving the exclusive right to negotiate two subsequent five-year renewal options, subject to annual financial and performance metrics. The course currently generates approximately $145,000 in annual gross revenue and operates at an approximately $20,000 annual loss. Evaluation will consider the financial proposal, operating and management approach, relevant experience, and up to three references for similarly structured lease-management contracts.
