Description
The New York State Office of Mental Health, on behalf of Rockland Psychiatric Center's Hudson River Clinic, is soliciting a contractor to provide preventive maintenance for the facility's Building Management System (BMS), Direct Digital Control system, control valves, control dampers, controllers, operator workstations, software, hardware, and associated ancillary equipment. Services include quarterly, semi-annual, and annual inspections, testing, calibration, adjustments, diagnostics, component replacement, system backups, log reviews, reporting, and maintenance of equipment in Buildings 819 and 842. The contract also includes corrective-action maintenance and time-and-material repair services for BMS and HVAC mechanical components, emergency response, training, software or hardware updates, and approved specialty subcontracting. The bidder must submit fixed unit costs and labor rates using the provided Bid Quote Sheet, along with the required certifications, business references, vendor-responsibility materials, insurance and licensing documentation, and other state forms. The anticipated contract term is March 1, 2027, through February 29, 2032, and prevailing-wage requirements apply.
